To maintain the tranquility and safety of our forest retreat, we require guests to accept our Terms & Conditions prior to booking.

1- Property Disclaimer

  1. Property Location:
    Our property is situated in a forested area, offering an experience vastly different from typical city accommodations. Expect a unique and immersive experience in nature’s embrace, distinct from commercial city properties.
    2. The lake cabin offers a serene and beautiful open view of both the lake and surrounding forest. Please note that the washroom is not attached to the bedroom but is located within the private compound for your exclusive use. The lake itself is occasionally accessed by local tribal villagers, particularly during the early mornings. While they are respectful and cause no disturbance, some couples may prefer a bit more privacy, while others don't mind. Since the lake is part of forest property, we do not have the authority to restrict access.
  2. Property Location:

  3. Service Expectations:
    Please note that we do not provide round-the-clock services akin to typical 5-star hotels. Our aim is to offer a serene escape, and while we strive to offer assistance promptly, services may not be available at all times.
  4. Pool Conditions:
    Our outdoor pool is nestled amidst trees, which means occasional leaves, toads, and other insects may be present. Rest assured, the pool is equipped with a reliable filtration system for cleanliness and safety.
  5. Limited Connectivity:
    While we provide Wi-Fi, please understand that uninterrupted connectivity cannot be guaranteed due to our remote location. Embrace this opportunity to disconnect and immerse yourself in the tranquility of nature.
  6. Electricity Fluctuations:
    Our location occasionally experiences electricity fluctuations. However, we have generators in place to mitigate any inconveniences. Please note this may affect the performance of electrical appliances like ACs and geysers.
  7. Wildlife Presence:
    As we’re situated in a natural environment, encounters with insects, reptiles, and other pests may occur. Rest assured, we take necessary measures to ensure a safe and comfortable stay.
  8. Access Road:
    The road leading to our property is off-road, as forest cabins cannot be built on a highway. Prepare for an adventurous approach to your forest getaway.

2- Terms of staying with us

  1. Occupancy Limit:
    We strictly adhere to the maximum occupancy limit specified for each cabin. No extra individuals beyond the cabin's capacity are allowed to stay.
  2. Security Deposit:
    A security deposit of Rs 5,000 is required for every booking. This deposit will be refunded within 24 hours after checkout, provided no damage has been identified. In the event of any damage, the cost of repairs will be deducted from the deposit.
  3. Pet Policy:
    If you plan to bring a pet with you, an additional security deposit of Rs 10,000 will be required. This deposit will be refunded within 24 hours after checkout, subject to no damage caused by the pet.
  4. Waste Disposal:
    Guests are responsible for ensuring that trash is properly picked up and disposed of during their stay. Failure to do so may result in a deduction of Rs 1,000 from the security deposit.
  5. Pool Rules:
    Any pets entering the pool area will incur an additional charge of Rs 3,000. Please ensure that your pet is kept away from the pool to avoid this additional fee.
  6. Check in and Checkout Time:
    The Checkin time is 2:00PM and Checkout time is 11:00AM. Please ensure that you have vacated the cabin by this time to allow for the smooth transition of guests.
  7. Early Check-in or Late Checkout:
    To ensure a smooth departure process, we kindly request our guests to adhere to the designated checkout time of 12 PM. We value your time and comfort, and in the event of a late checkout, a half-day's tariff will be applicable if the checkout time exceeds 12 PM. As a courtesy, we provide a friendly reminder call at 10 AM to ensure our guests are aware of the upcoming checkout time.
  8. Hookah Fine:
    Smoking hookah within the premises will result in a fine of Rs 1,000. We kindly request all guests to refrain from smoking hookah to maintain a healthy and pleasant environment.
  9. Littering Fine:
    Littering within the farm stay premises is strictly prohibited. A fine of Rs 1,000 will be imposed for any instances of littering.
  10. Decoration Requests:
    If you wish to have any specific decorations for your cabin, please note that additional charges will apply. These requests will be fulfilled by a third-party service provider. Kindly be aware that Project Karjat holds no responsibility for any damages or unsatisfactory outcomes related to such decorations.
  11. Driver Accomodation:
    For driver accommodation and food, an additional charge of Rs 3,000 will be applicable. This charge covers the provision of accommodation for the driver and includes their meals during their stay.
  12. Other Terms
    a. No fire crackers and unattended open fires.
    b. Using lake only with safety equipments.
    c. No illegal substances.
    d. Please note that we do not take any food service requests between 10pm to 6am.
    In case of emergency, please contact our staff at the property.

3 - Refund/Cancellation Policy & Refundable Security Deposit

  1. Timeline for Refund:
    Guests with full payment can only cancel or modify their reservation for a refund 10 days before arrival date, subject to GST deduction.
  2. Security Deposit:
    A refundable Rs 5000 deposit is required at check-in for incidental charges or damages. Upon satisfactory inspection, the deposit will be promptly refunded. Any additional charges or damages will be invoiced accordingly.
  3. No Refund:
    No refunds will be processed in case of a checkout the next day & dissatisfaction expressed later, it will be considered as a full stay.
  4. IMPORTANT
    We encourage our guests to carefully consider their travel plans before making a reservation, as once booked, our policy dictates that cancellations are non-refundable. We appreciate your understanding and cooperation as we strive to provide a seamless and exceptional experience for all our valued guests.
